Outdoor Patio Covers and Other Patio Staging Before the Big Move

San Antonio Patio Cover

Planning to move out of your San Antonio home? Then you've probably heard a realtor or a well-meaning friend or relative tell you how important staging is. When potential buyers visit your home, they want to be able to see themselves living there, and that's hard to do when a home already looks lived in. Renovations and updates should be made and personal touches removed, furniture arranged to optimize all the best aspects of every room.

But staging isn't limited to the inside of your home. Having an outdoor patio can be a great asset for your home, and if it wows the potential buyers, that could be exactly the competitive edge you need. If your patio looks worn out and neglected, however, it could make a negative impression on not just the patio but the rest of the house.

Here are a few ways you can stage your patio to boost your home value and hook potential buyers.

Install an Outdoor Patio Cover

Outdoor patio covers are a must in a place as sunny and hot as San Antonio. Our sunnier seasons are longer, and outdoor patio covers can offer much needed shade and protection from the sun while still enjoying the benefits of the patio.

However, outdoor patio covers also protect the patio. Too much exposure to the sun can wash out the deck or the patio furniture. Conversely, water damage from heavy rains could damage the patio. Outdoor patio covers protect from both, making your patio maintenance significantly easier. Potential buyers will definitely notice the difference. Low maintenance is always a plus, and fresh patios, protected by outdoor patio covers, will make an alluring impression.

Restain the Deck if Necessary

If you haven't invested in outdoor patio covers in the past, your deck may be a little faded. That's something you'll want to take care of before you put your house on the market. Of course, not every patio includes a deck, though the pairing of patio decks is certainly desirable among potential buyers. You may also have a low maintenance composite deck like Evergrain, Fiberon or Trex. These are excellent options if you want a deck that's more resistant to water damage and holds its natural color longer than average wood. If you have these materials, and the deck still looks good, great! Otherwise, it may be time to restain.

Decorate with Furniture that Stands up to the Elements

You want to be able to lounge on the patio with comfortable seating, but patio furniture has to be built differently than indoor furniture. It has to be able to stand up to the elements, as even with a patio cover, heavy wind, rain, and debris may sweep underneath. Wicker, teak, and plastic are popular choices for patio furniture. These are durable and low maintenance, but still comfortable, even on the hottest days. Resin, especially, is a highly durable plastic material for patio furniture.

Make sure to keep the same staging rules in mind that you used inside. Leave a clear pathway for potential buyers, and arrange the furniture so as to highlight the patio's best views.
